Hello and thank you for taking the time to consider our little Hut for your next getaway.

 So that we can ensure our guests have the most amazing experience possible there are a few things we need to share about our unique space, as it is not for everyone. So, before you book, please take the time to read the following.

 WE ARE OFF-GRID:

  • This means, no electricity or solar. We recommend you unplug from your devices and plug back into nature, to each other, to self.

  • Of course, we understand the need of a phone but please bring a battery pack with you or charge from your car.

  • We have Telstra service only but is quite patchy up at the hut.

  • We cook by fire and gas, rely on lamp light but do have torches available. Think of your time here where you live slowly and simply.

 WILDLIFE AND THE LAND:

  • We see ourselves as the caretakers of this very special land on Dharawal Country, we respect the earth and live in harmony with the wildlife surrounding us.

  • We are PET FRIENDLY but we ask that you please consider the wildlife that we share this land with and restrain your dog from chasing or harming our natural creatures.

  • Please dispose of your rubbish in the bins provided and leave any food scraps in the compost bin as we will feed that to our chooks.

  • Please be mindful about bringing any unnecessary plastics and contaminants where possible, we request our guests to tread as lightly as possible.

 

OUR HUT:

  • Is rustic, small, and made with love. It is full of personal treasures from our family and generations past.

  • It is fully equipped with kitchenware, utensils, and tools for cooking and we ask that you leave it, as best as can, how you found it.

  • Downstairs you’ll find a lounge and space to bring the rocking chairs in by the fire, books, cards, and candles.

  • We use a narrow timber ladder to access the loft bedroom above, where lies the comfiest double bed with quality bedding and room for your bags. This is the configuration on offer.

  • We also provide 2 x swags available should you prefer to sleep out under the stars or by a fire.

  • We are very happy to say that we have a fully flushing toilet for your convenience, although we do request nothing other than toilet paper be flushed to avoid blockages.

  • We have a freshwater outdoor bath nestled in the ferns and overlooking the creek and paddocks.

  • The outdoor shower has hot and cold freshwater also, which you’ll find behind the hut overlooking the creek.

  • We have an old icebox fridge behind the hut big enough to store your fresh food along with your complimentary breakfast supplies.

THE DAM:

We have a lake and dam a short walk from the hut.

  • You are welcome to swim your horses after a ride, you’ll see most of the bank is quite shallow and easy to access, please be careful when doing this and only if you are confident with the horse.

  • They are both suitable for swimming and you’ll see we have sections of sandy beach for easy access in and out.

  • Please be mindful that they are natural dams so have muddy bottoms and are often not crystal clear although they are very clean and safe to swim in.

  • Both are deep so please understand you swim at your own risk and DO NOT enter if you are unable to swim.

LIVESTOCK:

  • We have horses ourselves as well as agisting horses for other owners, along with 2 x cheeky Scottish highlander steers, Hagrid and Magnus

  • we understand people love to feed and pet the horses and cattle but please don’t offer them anything other than apples, carrots, or bread.

  • Most of our fencing is electric to allow safety among the animals so please use gates if accessing the dam paddock.

  • Please ALWAYS leave a gate as you find it.

  • We ask that if you bring your own horses that you DON’T enter a paddock that already has horses, for your own safety and that of the animals.

SURROUNDING AREA:

  • The township of Picton is 10 min away with a variety of restaurants, cafes, supermarkets, etc

  • Bowral and the Southern highlands, restaurants, wineries, etc are all 30 – 40 minutes away.

  • The Burragorang lookout is spectacular and is just 15 min drive with bush trails and perfect for a picnic

  • Thirlmere lakes is a short 10 minutes drive or 1-2 hour horse ride or walk, where you can swim, picnic, etc.

  • Mermaid pools, Little River, Potholes are popular swimming holes and bushwalking trails all within 20 min drive.

  • Bushwalking and trail riding tracks can be accessed directly from the hut, with a beach area in the creek at the end of our property, swimmable only when we’ve had a wet season, but a lovely spot to picnic.

Rob and I are welcoming you to our home, we know how precious and rare it can be to feel like you’re in the middle of nowhere, without any distractions and human interaction, so although we will be available to assist you throughout your stay if you need us, we will also completely respect your privacy as we love ours.

Terms, Conditions & Cancellations

 

Payment and Cancellation Booking Policy

  1. Online Reservation: All Reservation requests are subject to confirmation when booked online. We will be in touch personally via phone to discuss additional details about your stay. Your Reservation will normally be processed during office hours within 24 hours once We have confirmed receiving it.. Confirmation of Your booking will only be given by Us once We receive Your Booking Deposit.

  2. Minimum Night Bookings: Two consecutive night bookings are required

  3. Booking Deposit and Balance: A Booking Deposit of 50% of the total accommodation charge is due and payable immediately upon acceptance by Us of Your Reservation to confirm Your booking. The initial booking deposit and the balance of payment will be charged to the credit card provided (Visa and MasterCard only). We only accept Direct Deposit payments for last-minute bookings (within 7 nights of your arrival date). The Booking Balance of the remaining 50% must be paid at least 30 days prior to Your arrival date. If You book within 30 days of your arrival the total balance i.e. 100% is immediately due.

  4. Payment Terms: Until Your Booking Deposit is received by Us Your booking is not confirmed. Invoices are issued, and payment must be made, in Australian dollars (AUD). The balance of payment will be charged to the same credit card that was used to pay the deposit (unless we are informed otherwise), at least 30 days prior to your arrival. We accept Visa, MasterCard, and PayPal payments or Direct Deposits as agreed in writing. We do not accept Direct Deposits unless Your booking is the same week as Your arrival.

  5. Cancellations:
    If you cancel your booking, a full refund will be made to you if canceled within 30 days of your booking, less than 30 days will incur a cancellation fee of $110

  6. Guest Details: By signing and accepting these Terms and Conditions You will be the Registered Guest. The Registered Guest’s name must exactly match the name provided at the time of booking. The Registered Guest is responsible for the Property and its contents for the entire period of Your booking and will be liable for all breakages and damages however caused by any Guest regardless of whether You are present or not at the time the damage occurs. It is the responsibility of the Registered Guest named in the booking confirmation to ensure all guests are aware of the booking terms and conditions. All booking variations and cancellations must be made by the Registered Guest only.

  7. ID Verification.To confirm Your booking, You will be required to supply an image of your Drivers Licence and Credit Card

  8. Occupancy Limits: Our occupancy limit for the hut is strictly 2 people and not suitable for children under 12.

  9. Linen & Servicing: Linen is provided with bath towels. Only the bedding configuration selected at the time of booking or requested will be made up. The Property will not be serviced during your stay.

  10. Arrival/Departure Times: Arrival time is after 2 pm, with departure by 3 pm your final day.

  11. No Smoking Policy: Smoking inside the hut is strictly prohibited. There are no exceptions to this. Any evidence of smoking or butts left at the Property will result in additional charges for cleaning.

  12. Use of Dam: You are very welcome to swim in the lake and dams at your own risk. These are natural water holes and although we keep them clean, they may have debris from trees etc. Please DO NOT enter if you are unable to swim. You may also swim your horses in the dam but only if other livestock is not present in the surrounding paddock. Please check with us first before accessing this paddock for the safety of other livestock as well as your own.

  13. Vacating the Property: You must vacate the Property in the clean state you found it on arrival. As a guide this typically includes washing all dishes, cleaning the BBQ, and removing excess rubbish that does not fit in the bins provided. Failure to remove excess rubbish is charged at $55.00 + GST per bin unit.

  14. Property Damage: You must inform Us immediately of any damages relating to the Property and/or its contents. The Property will be inspected by Us as soon as practical after Your departure. You will be responsible for any breakages or damage at or to the Property. Any costs relating to Property Damage You agree to reimburse Us

  15. Limitation of Liability: We do our best to ensure Your booking arrangements are satisfactory, however, We do not accept any liability whatsoever for any injury, damage, loss, delay, additional expenses, or inconvenience caused directly or indirectly by any events which are beyond Our control including, but not limited to, incidents at the Property, owner cancellations.

  16. Disclaimer: Whilst all care and attention is taken by Us to ensure the Property is maintained and configured to a high standard and conforms with the descriptions on Our website and representations made by Us when booking, this is an off-grid property and as such does not offer the usual services of a traditional property.

  17. Breaches: If you breach any of these Terms and Conditions, we reserve the right at Our complete discretion and using reasonable judgment to terminate your booking and evict You from the Property immediately. In such an event You will forfeit any future night’s stay and We will not be liable to refund You for any forfeited nights.
